Failing to carry out these checks could put tenants at risk of carbon monoxide poisoning. The penalty for landlords not servicing their appliances annually is a fine of up to £5000; if the case goes to the Crown Court, they could even face imprisonment.
Kathryn Hamilton, MD of local plumbing company Hamilton and Thurston says, “Not only is it an offence not to have gas utilities serviced, it’s also illegal to allow anyone other than a CORGI or British Gas registered engineer to carry out the inspection. All engineers will need photographic ID and landlords should make sure they ask to see this before allowing any inspections and work to go ahead.”

She continues, “Landlords are potentially putting their tenants at risk of carbon monoxide poisoning.
